Mr. Nguyen Anh Tuan, Vice President of Khanh Hoa Real Estate Brokerage Association, commented that in the first months of 2025, Khanh Hoa real estate market will start to break out.
Accordingly, 5 projects (Luna Commercial Service Complex, Hotel, Tourist Apartments and Office for Lease; The Horizon Nha Trang Hotel; Hoang Phu Luxury Residential Area; Thien Trieu Complex; Cat Tiger Building, Office, Hotel) for which Khanh Hoa province has allocated land and leased land without bidding, investors are allowed to continue implementing the project after review.
Specifically, the National Assembly assigned the People's Committee of Khanh Hoa province to review the determination of land prices for these projects, calculate and fully pay into the state budget the financial obligations of the project. In case of land allocation and lease before July 1, 2014, the determination of land prices will be applied similarly to projects in Da Nang City. In case of land allocation and land lease from July 1, 2014, the determination of land price shall be implemented as prescribed in Point c, Clause 2, Article 257, Land Law 2024.
The above regulations also apply to 6 projects that have been allocated land or leased land by the People's Committee of Khanh Hoa province without bidding, including: The Arena Project; Cam Ranh Yacht Club and Resort Project; Evason Ana Mandara Cam Ranh and Spa Project; Saigon - Cam Ranh Tourist Area Project; Eurowindow Nha Trang Eco-tourism and Luxury Resort Project; Muong Thanh Nha Trang Luxury Hotel - Apartment Complex Project.
In addition, the Khanh Hoa Provincial People's Council has just approved the Urban Development Program of 2 cities (Nha Trang to 2040; Cam Ranh to 2030, vision to 2045) to create a new development space for the province.
Accordingly, Nha Trang City will develop and expand urban construction space to the North, Northwest, West, South and East towards the sea in Vinh Luong, Phuoc Dong areas and on islands to preserve and promote typical landscape values.
Cam Ranh City is divided into 9 urban development areas, landscape areas and national security protection. Mr. Nguyen Tan Tuan, Chairman of Khanh Hoa Provincial People's Committee, said that the province has proposed 6 solutions to effectively implement the Cam Ranh City Urban Development Program, including resource development; mechanisms and policies to support urban development; management and control of urban and rural development; housing development, real estate market; organize the implementation and supervision of urban construction and development planning; effectively implement sustainable urban development projects...
Many industrial real estate enterprises are flocking to Khanh Hoa to seek opportunities. Recently, the Becamex - VSIP Joint Venture worked with provincial leaders on the investment project proposal. According to the representative of Becamex - VSIP, the project will be developed in Dien Khanh and Ninh Hoa, with a total area of 3,000 hectares and divided into 3 sub-zones: industrial, urban and service.
In particular, the proposed infrastructure of industrial parks and urban areas follows the principle of being close to nature, relying on the existing ecosystem to build the project. In addition, the areas with projects will create momentum for sustainable economic development and economic transformation for Ninh Hoa and Dien Khanh areas, supporting regional economic development", said a representative of the Becamex IDC - VSIP Joint Venture.
The representative of the Becamex IDC - VSIP Joint Venture also presented specific investment orientations, investment attraction plans; criteria for selecting secondary investors to contribute to the overall development of Khanh Hoa. The investor hopes for the attention and facilitation of provincial leaders in the process of implementing project proposal procedures.
Mr. Nguyen Anh Tuan acknowledged that the fact that many investors have proposed to develop new projects in Khanh Hoa is a positive signal, demonstrating confidence in the long-term development potential of the real estate market in this area. “This is a great opportunity, not only for the real estate market, but also for the socio-economic development of the province,” said Mr. Tuan.
