VARs believes that, in the context of the global economy still facing many fluctuations, the growth forecast of the world economy in the period 2024-2025 will tend to be flat and only recover slightly from 2026. These factors all affect the real estate market.

2024 - The intersection between difficulties and opportunities

2024 is considered a pivotal year for the Vietnamese real estate market, playing an important role in creating a foundation for a transformation period after a long period of facing many difficulties.

The real estate market in 2022-2023 has gone through a serious crisis, frozen supply, sharply reduced liquidity and unresolved legal problems. Businesses are not only under financial pressure but also have to reorient their strategies to adapt.

However, 2024 marks a turning point with strong support from the Government through policies to remove difficulties. Typically, preferential credit packages for social housing, amendments to the 2023 Land Law and the Law on Real Estate Business, and policies to encourage investment in the industrial real estate and resort tourism segments.

This is also the last year to prepare for the final stage of the 5-year plan (2021-2025), when businesses need to restructure their product portfolio, focusing on the actual needs of the market instead of just pursuing the high-end segment.

According to the latest report from the Vietnam Association of Realtors (VARS), the shortage of housing supply has gradually improved thanks to policies to remove difficulties. However, the recovery still faces major challenges, as the supply structure is not balanced between segments.

Real estate prices in some key markets such as Hanoi and Ho Chi Minh City have begun to stabilize, while suburban areas with strong infrastructure development have recorded price increases of 5-10% compared to 2023.

The market has also witnessed the return of a relatively large number of real estate service businesses and real estate brokerages. Supply has gradually improved, investor confidence has strengthened, and the absorption rate of new products has reached over 70%. With the positive results achieved in 2024, along with close support from the Government and relevant agencies, the Vietnamese real estate market in 2025 is ready to enter a new era.
