11 real estate projects in Khanh Hoa will be applied special mechanisms and policies to remove difficulties and obstacles from April 1.

The information is stated in Resolution 170/2024 of the National Assembly on specific mechanisms and policies to remove difficulties and obstacles with projects and land in the inspection, examination and judgment conclusions in Ho Chi Minh City, Da Nang and Khanh Hoa province. This policy takes effect from April 1.

Accordingly, Khanh Hoa has 11 projects in the inspection conclusion dated September 11, 2020 of the Government Inspectorate that can be removed.

Of these, 5 projects in Nha Trang city have been assigned by the People's Committee of Khanh Hoa province to lease land without auctioning the right to use, including the Luna commercial service complex, hotel and tourist apartments and office for rent; The Horizon Nha Trang hotel; Hoang Phu luxury housing area; Thien Trieu complex and Cattiger high-rise, office and hotel project.

The 6 projects assigned and leased land by the People's Committee of Khanh Hoa Province without bidding include The Arena; Cam Ranh Yacht and Resort Club; Evason Ana Mandara Cam Ranh & Spa; Eurowindow Nha Trang high-end eco-tourism and resort area (both in the northern Cam Ranh peninsula tourist area) and Muong Thanh Nha Trang high-end apartment hotel complex (Nha Trang City).

The above projects will continue to be implemented in case after review, they meet the conditions on land use planning, urban, national security and defense and the investor has the capacity to implement.

In case the project is assigned or leased land before July 1, 2014, the land price and financial obligations will be calculated according to the price list at the time of issuance of the decision on land assignment and lease. For projects assigned after July 1, 2014, the land price will be determined according to the Land Law. The Provincial People's Committee shall decide on the land price to be in line with reality, if the price at the time of handover and lease is not close to the market price.

According to the resolution, investors must fulfill their financial obligations after re-determining the land price. In case the project does not meet the conditions after review, the locality will reclaim the land for management according to current regulations.

Khanh Hoa is one of the resort tourism capitals in the South Central Coast. Real estate in this area has developed strongly in recent years, then entered a difficult period in the general gloomy context of the national market.

Since the middle of last year, the real estate market in Khanh Hoa has recovered. However, for sustainable development, experts recommend that investors focus on planning and developing projects but must respect the natural landscape, while providing a favorable environment for tourism and resorts.
