Apartments have relatively low prices compared to houses in the same area, but can cause inconvenience during the design and construction process.

An apartment is a housing unit in apartment buildings or collective housing areas. An apartment has all the essential functional rooms of a house including a living room, dining room, kitchen, bathroom and one or more bedrooms. However, unlike a house where the owner owns the entire land, apartment residents only own the space inside the apartment.

Apartments are divided into many different types.

Regular apartments

Regular apartments are the simplest and most popular type of apartment on the market. It is diverse in area, number of bedrooms, and price for buyers to choose from to suit their budget and the number of family members.

Studio apartments

A studio is a small apartment, without clear partitions to create different rooms like in a regular apartment. A studio is intended for people living alone or newlywed couples. The area of a studio ranges from 25 m2 to 65 m2.

Penthouse

A penthouse is an apartment located on the highest floor of a building. Penthouses are usually only found in high-end apartment projects.

The area of a penthouse can occupy one-third, half or the entire attic of an apartment building. In addition, penthouses in Vietnam are arranged with balconies and private gardens. Because of these amenities, penthouse prices are often very expensive.

Duplex

A duplex apartment has a design with at least two floors or more in the building with stairs right inside the apartment. A duplex apartment does not necessarily have to be on the top floor like a penthouse, so it does not have a balcony or private garden.

The area of a duplex apartment is about 100 m2 to 300 m2. With a more unique design than a normal apartment, the price of a duplex is also higher.

Sky villa

A sky villa is a duplex apartment located on the top of a luxury building with a minimum area of 150 m2, with an outdoor swimming pool, garden and convenient amenities like a detached villa above. Sky villa is the most expensive type of apartment.

Sky villa and Penthouse are similar in that they are both designed on the top floor and have many amenities. However, Sky villa residents enjoy high-class amenities such as swimming pools and gyms independently and with high privacy. Few Penthouses in Vietnam are equipped with these amenities.

Sky villas also often have private entrances and elevators, and are larger in area than penthouses.

Apartments have many advantages. First, most apartment projects are built in prime locations, with relatively complete infrastructure systems, and easy connection to central locations.

The living space of this type of apartment is suitable for families with children and the elderly. All activities take place on one floor, making it easy to take care of and increasing the connection between family members. Because it is located in a communal housing area, the apartment also ensures better security and has a separate parking space.

The apartment has a relatively low price compared to a ground-level house in the same area, but enjoys the benefits of location, infrastructure connection, playground, swimming pool, and trees.

In addition, compared to a ground-level house, the design and construction process of an apartment is often simpler, faster, and cheaper. The apartment is also suitable for many interior styles, from neoclassical to industrial.

The downside of an apartment is that residents must comply with the regulations of the apartment building. The homeowner only owns the space inside, so when renovating the apartment, they need to ask permission from the management board. The existing design of the apartment may not necessarily suit the needs of the homeowner, so sometimes it needs to be repaired, even "rebuilt", making the design and construction process more complicated, time-consuming and expensive.

In terms of commercial value, after a long time of use, apartments in particular and residential areas in general will deteriorate. If not well maintained, the value of the apartment will decrease over time.

Due to the high-rise characteristics, it is more difficult to escape in case of an incident in the apartment. In addition, the risk of falling or dropping objects from high floors leading to accidents below can occur if the homeowner does not have additional protection measures such as safety nets.

During the epidemic, apartment residents also need to pay more attention to health protection when traveling in the elevator with people in the same building.
